PRGV began as a personal observation rather than a business plan. Its founder spent years among high-achieving gay men who had built impressive careers yet lived strangely alone — surrounded by acquaintances, courted by networks, and still without a room where they could simply be understood. Wealth had bought freedom but not belonging.

The idea was deliberately narrow. Not a club with thousands of members, not a hotel, not a co-living brand chasing scale. One estate. Ten residents. A household run to the standard of a private family office, where discretion is assumed and character matters more than net worth.

Everything about PRGV is designed against dilution. The moment a community grows to accommodate everyone, it protects no one. By fixing the number at ten, the founder chose depth over reach — a decision that governs every subsequent choice, from architecture to admissions.

Our mission is to give ten men a permanent base where excellence is the baseline and connection is the point. That means uncompromising physical surroundings, a household that anticipates need, and a peer group selected for maturity, ambition and generosity of spirit.

We measure success not in occupancy or revenue but in the quality of the evening table — whether the ten residents genuinely want to sit down together at the end of a demanding day. Every operational decision is made in service of that table.

PRGV operates by a small set of principles we call the doctrine. Discretion is absolute: what happens on the estate stays on the estate. Merit governs admission: the selection committee weighs accomplishment, temperament and fit above all else. Standards do not flex: the estate is maintained daily to a single, exacting level.

The doctrine also protects the founding cohort. The first ten residents are not customers of a finished product; they are partners in defining house culture, rhythm and rules. Their input shapes the institution the later residents will inherit.

PRGV is in a pre-launch phase. The estate is being finalised, and the location is under active evaluation. In the interim, the imagery on this website is concept photography chosen to convey the intended atmosphere, materials and standard of living — it is illustrative rather than a literal record of a completed property.
